Jubilee Place is a commercial development that integrates a 17,500 sqm NLA office building with a refurbished and extended heritage hotel, creating a dynamic new urban landscape.

The project features an innovative structural design. Large floorplates (1576 sqm NLA per level) were enabled by cantilevering the office building over the historic hotel, which was made possible through an arrangement that facilitated the conservation and refurbishment of the hotel. This unique arrangement has generated a vibrant ground plane, where the public and podium levels of the office building interconnect with the new hotel beer garden.

The diagrid structure, designed to span over a diagonal road tunnel beneath the site, allowed for floorplates with only four internal columns, creating contiguous and flexible office spaces. The linear lift core along the western boundary also helps to maximize the contiguity of the floor space by screening western solar heat loads.

The restoration of the historic hotel, which had fallen into disrepair, is a significant aspect of the project. Without the arrangement to facilitate the office building, this once-famous pub would not have been revived. The extension of the hotel into a two-story beer garden, flowing into the office building’s forecourt, has created one of Brisbane’s liveliest food and beverage precincts in an area that was previously lacking in vibrancy.

The diagrid solution, driven by the technical need to span the office building over the diagonal tunnel, has been sculpted to form a striking and distinctive aesthetic, especially evident at night. The structure rises above the office building to create a dynamic roof garden canopy, which is a distinctive feature on the skyline and shelters a vibrant rooftop restaurant with views of the Brisbane CBD.

Jubilee Place is also a highly sustainable development, powered entirely by solar and wind generation and achieving a 6 Star Green Star Design + As Built (v1.2) rating, a 5 Star NABERS Energy Base Building rating, and a Gold WELL rating with a Wired Score Platinum rating.

Jubilee Place has created a unique development model that integrates workplace and leisure. The project combines different landowners in a mutually rewarding accord, creating a unique and dynamic environment.
