该财务建模培训分两次课程。在4月27日下午的第一次课程中,我们将介绍用折现现金流的方法分析一项出租型物业的价值。我们将向参与者提供模型假设信息,并指导参与者在自己的手提电脑上完成一个财务模型的建设。第一次课程中将引入一些基础概念,包括资本化率,内部收益率(IRR)以及现金乘数(CM)等。
第二次课程预计将在五月末展开,参与者将要建立一个开发项目的财务预测模型并学会如何完成一项敏感性分析工作。
本次课程活动主要使用中文,但是会给中文不熟练的参与者们提供一些帮助。

徐淼
沪汉商务咨询投资总监

徐淼在中国大陆房地产行业中拥有逾10年的工作经验。2012 年2 月,彼加入沪汉商务咨询,目前负责市场研究及房地产投资机会的财务分析工作。加入沪汉前,彼曾供职于中国房地产信息集团。彼时,彼主要负责房地产开发商的发展战略与财务分析,尤其关注在香港证券交易所上市的中国大陆房地产企业。

李建学

李建学现为沪汉商务咨询公司总裁,他主要为境内外地产商与地产基金等机构提供关于中国大陆房地产市场的投资咨询服务。同时,李先生还担任城市土地学会(ULI)中国大陆地区首席代表。在创立沪汉商务前,李先生作为中国大陆团队的主要成员在摩根士丹利房地产投资银行部和投资部门工作了6年。他曾经先后在JP摩根担任并购投资银行顾问以及在上海盛融投资公司担任投资部门负责人。李先生拥有美国加州大学洛杉矶分校经济学学士学位,并于1998年在美国芝加哥大学Booth商学院主修会计与金融,获得MBA学位。

ULI China Mainland: Financial Modeling Training Session 1
Thursday, 27 April, 2017, Shanghai

This financial modeling training program will be comprised of two sessions. For the first session in the afternoon of April 27, we will introduce the discounted cash flow method of valuing an existing revenue-generating property. Participants will be given a set of assumptions and build a financial model using their own laptop along with the instructor. In the first session, some basic valuation concepts, including cap rate, internal rate of return (IRR), and cash multiple (CM), will be covered.
In the second session scheduled for late May, participants will build a financial forecast for a development project and also learn to do a sensitivity study.
The sessions will be conducted in Chinese, but assistance will be provided to non-Chinese speaking participants.

Abel Xu
Director, Huhan Advisory

Abel Xu has over 10 years of work experience in the real estate industry in mainland China. He joined Huhan in February 2012 and is currently responsible for market research and financial analysis of real estate investment opportunities at Huhan. Prior to Huhan, Abel worked at China Real Estate Information Corporation (CRIC). In that role, he was mainly in charge of strategic and financial analysis of property developers, with a focus on mainland Chinese property developers listed on the Hong Kong Stock Exchange (HKEX).

Kenneth Rhee
CEO, Huhan Advisory
Chief Representative, Mainland China, Urban Land Institute

Kenneth Rhee is the CEO of Huhan Business Advisory whose main business is advising real estate developers and investment funds on investment opportunities in mainland China. He also serves as the Chief Representative of Urban Land Institute (ULI) in mainland China. Prior to establishing Huhan Business Advisory, Mr.Rhee worked at Morgan Stanley for six years in its real estate investment banking and investment team as a senior member of the mainland China team. His previous experiences include working as an M&A banker at JP Morgan and as investment head at Shanghai Dragon (上海盛融). Mr. Rhee holds a BA in economics and business from University of California, Los Angeles and an MBA from the University of Chicago’s Booth School of Business.
